The logistics winner: airport, grocery, and errands, in a strip-mall suburb

Arden/Skyland is the practical choice: close to the airport, close to Bent Creek, easy grocery runs. It's also car-dependent, big-box-adjacent, and has no real center of its own.

The vibe

An unincorporated stretch of southern Buncombe County (zip 28704), sitting between Skyland to the north and Fletcher to the south, near the Henderson County line. It's a bedroom-suburb and commercial-corridor hybrid: subdivisions wrapped around big-box retail and chain restaurant strips.

Airport Rd carries 22,000+ vehicles a day, Hendersonville Rd about 25,000. Target, Best Buy, and Southridge Shopping Center anchor the retail. No downtown, no town center, just convenience. Real estate copy leans on "family-friendly" and decent schools (Glen Arden Elementary), and the mix ranges from established mid-century ranch neighborhoods (Oak Forest, Brookwood, Royal Pines) to newer subdivisions and the gated golf community at The Cliffs at Walnut Cove.

Worth knowing: Biltmore Forest sits nearby as its own incorporated town, population ~1,400, one of the wealthiest towns in North Carolina, median household income around $170K, old-money pedigree dating to the 1920s sale of Biltmore Estate land. It has its own police department and literally zero commercial development, no grocery, no restaurants, social life runs through the private Biltmore Forest Country Club. Homes range $400K to $9.75M, typical value around $1.47M. Fascinating landmark to have as a neighbor. Probably not a realistic fit unless total seclusion and serious money are the goal.

Walkability

Walk Score 40 ("Car-Dependent"), Transit Score 19, Bike Score 28 ("Somewhat Bikeable"). No greenway or dedicated bike-lane infrastructure for daily transportation. The retail corridor is a five-lane highway, and there's no meaningful sidewalk network connecting subdivisions to shopping and dining.

Coffee

Cha Cold Cafe on Airport Rd, PennyCup Coffee Co on Long Shoals Rd, The Beehive Coffee Bar and Sweeten Creek Coffee Shop on Sweeten Creek Rd. Nothing confirmed specifically inside Skyland proper, its retail center is grocery-anchored, not coffee-anchored.

Breweries & food

12 Bones Brewing on Hendersonville Rd (the brewery arm of the well-known BBQ joint), Mills River Brewery, and Wicked Weed's Funkatorium, their sour beer headquarters. Craft Centric Taproom & Bottleshop too. Worth a correction: Blue Ghost Brewing and Sideways Farm & Brewery are often lumped in with Arden but are actually out in Fletcher/Etowah. Food runs casual: Rocky's Hot Chicken Shack, Mudpuppies Sports Bar and Grill, Hickory Tavern, Fork Lore. Solid, not destination dining.

Grocery

Genuinely convenient. Two Ingles stores sit right in Arden, and Whole Foods is essentially in Skyland at Skyland Plaza. The specialty grocers, Trader Joe's, French Broad Food Co-op, GreenLife, all require a real 20-25 minute drive into central or north Asheville.

Housing

Sources genuinely disagree, take this as a range. One puts the 28704 median sale at $470K (3-month trailing), down 7.2% YoY. Another lists a median ask of $550K, a third $491K. One source cites a 12-month average sale of $768K, likely pulled up by luxury gated communities like The Cliffs at Walnut Cove. New construction spans $312,990-$704,990 across 21 communities.

Riding

This is Arden/Skyland's best card: genuinely close to Bent Creek, and close to the airport too.

Our take

Arden/Skyland is the logistics winner: closest airport access on this list, the easiest everyday grocery run with two Ingles stores and a Whole Foods nearby, and the most predictable errands of any neighborhood here. Be clear-eyed about the tradeoff: this is suburban strip-mall living, a five-lane highway for a main street, a 40 Walk Score, and zero town center. It won't give Lilly a walkable life. Riding is a genuine bonus here, close to Bent Creek and the airport both, but it's a bonus on top of a logistics pick, not the reason to choose it. Biltmore Forest next door is a curiosity worth a drive-through, not a plan.
