Biltmore Village is gorgeous, walkable, and small enough that "moving here" mostly means moving into a tourist district. The actual pool of homes for sale is tiny.
The vibe
Built around 1900 by George Vanderbilt to house Biltmore Estate workers, the village still reads like an English hamlet: Tudor pebbledash cottages, brick sidewalks, a compact historic core sitting directly across from the Estate's entrance.
Be honest about what it is today: overwhelmingly a retail and tourist district, not a residential neighborhood in the normal sense. The real housing stock lives in a small pocket called the Historic Cottage District, just 14 contributing residential buildings, plus a handful of condos and townhouses.
Who actually lives here skews retirees, empty-nesters, and professionals who want walkable and characterful, alongside a meaningful chunk of second-home and investment owners riding the tourist economy. It's not a family-suburb kind of place.
Walkability
Genuinely walkable inside the core, brick sidewalks, tree cover, easy stroll to restaurants and galleries. Step outside that core and you're walking on busy roads. Bike infrastructure is weak and actively contested: the city proposed bike lanes on Biltmore Avenue and paused the plan in 2026 after merchant pushback.
Coffee
Solid options within stumbling distance: The Daily Grind overlooking the village, Dripolator Coffeehouse, Biltmore Village Coffee & Creamery, and Well-Bred Bakery & Café, a village institution. A Starbucks too, if that's ever the move.
Breweries & food
This is the village's real strength. French Broad River Brewery has been pouring since 2000. Hi-Wire Brewing has a location half a mile from the Estate gate. Burial Beer's Forestry Camp occupies a former CCC camp, genuinely distinctive setting. Catawba Brewing and Hillman Beer (creekside, dog-friendly) are close by too.
Food is a step up from typical tourist-district fare: The Corner Kitchen in a 125-year-old Victorian home, Red Stag Grill, Gemelli. This separates Biltmore Village from the pure gift-shop retail of Antler Village at the Estate itself.
Grocery
Not actually in the village. French Broad Food Co-op downtown is 1.5-2 miles out. Whole Foods and Trader Joe's sit on the Merrimon Ave corridor, about 3.5 miles. Closest everyday option is likely the Ingles on Hendersonville Rd, roughly 2 miles. The "good" grocery cluster is a genuine drive north, not a walk.
Housing
A trailing 3-month median of $600K (~June 2026), reportedly up 124.7% YoY. Treat that YoY number skeptically, this is a thin market and a handful of high-end sales can swing it hard. Median runs $317/sqft. Inventory is genuinely small, the ~185-listing figure floating around is almost certainly a broad map search bleeding into Biltmore Forest and Kenilworth, not true in-village supply.
Riding
Nothing rides directly from the village. Every trailhead means loading the bikes and driving, and some of that drive is on roads, not exactly scenic.

Biltmore Village is the most charming walk-to-dinner neighborhood on this list, brick sidewalks, real food and beer beyond typical tourist fare, French Broad River Brewery, Burial's Forestry Camp, The Corner Kitchen. Walkable inside its compact core, though the real housing stock lives in just a 14-building Historic Cottage District plus a handful of condos, a genuinely thin pool to plan a home search around. Grocery means a drive up to Merrimon, not a walk. Riding follows the same pattern as everything else here, a drive to any trailhead, nothing rideable from the door. As a primary bet on where you live, the housing pool is the real constraint, not the riding.
